Our involvement doesn't end at handover — it's the start of a relationship we intend to keep.
Warranty Terms by Job & Service Type
Because construction scopes vary in complexity, exposure, and materials, warranty periods are customized to match the job. The exact terms for your project are explicitly stated in writing before work begins.
General Contracting & Ground-Up Builds
Covers framing, structural modifications, drywall, finish carpentry, and integrated trade connections. Specific terms are confirmed in your contract prior to construction.
Commercial Painting & Surface Coatings
Protects against premature peeling, blistering, or flaking caused by installation or surface prep errors, paired with premium paint manufacturer material warranties.
Waterproofing & Building Envelope
Extended warranty terms tailored to membrane specifications, deck coatings, and sealants, directly matched with manufacturer system guarantees.
Tenant Improvements & Office Build-Outs
Covers interior partition walls, acoustic ceilings, door hardware, custom millwork, and fixture installations following certificate of occupancy.
What's Covered
Two layers of protection apply to every project, and we keep both documented in your close-out package so you never have to dig for paperwork later.
Workmanship Warranty
Covers defects in labor and installation — work that fails because it was installed incorrectly, not because a product wore out on its own. This includes framing, drywall finish, electrical and plumbing connections, flooring installation, and finish carpentry performed by our crews and vetted subcontractors.
Manufacturer Warranties
Materials and equipment we install — flooring, mechanical systems, roofing membranes, glazing, fixtures — carry their own manufacturer warranties. We pass these through to you directly and keep a copy of every manufacturer warranty in your project close-out file, so if you ever need to file a claim, the documentation is already in one place.
What's Not Covered
Normal wear and tear, damage from tenant misuse or third-party alterations, and issues arising from maintenance you were responsible for and didn't perform.

Contractors Disappear After Final Payment
Once the last invoice is paid, many general contractors stop returning calls. If something wasn't caught at final walkthrough, the property owner is left chasing a phone number that no longer picks up.
Latent Defects Get Blamed on the Owner
Problems that weren't reasonably discoverable at handover — behind a wall, under flooring, inside a mechanical system — often get disputed rather than resolved, leaving the owner to pay for someone else's mistake.

Documented Latent Defect Process
If an issue is identified as a latent defect, we investigate promptly and resolve it directly, coordinating with the relevant subcontractor's or manufacturer's warranty where applicable — without putting the burden of proof back on you.
Complete Close-Out Documentation
Every project close-out package includes your specific workmanship warranty terms, all manufacturer warranties, as-built drawings, and a single point of contact — so you always know exactly who to call and what's covered.
How to File a Warranty Claim

Contact Your Project Manager
Call or email the project manager assigned to your job. If you no longer have that contact, call our main line at (626) 240-4624 or email info@ellaycorp.com and reference your project address.
We Schedule a Site Visit
We assess the issue in person within 2 business days to confirm whether it falls under workmanship warranty, a manufacturer warranty, or is a maintenance item outside warranty scope — and tell you which, plainly, before any work begins.
We Resolve It
Workmanship warranty items are scheduled and completed at no cost to you. Manufacturer warranty items are coordinated directly with the manufacturer or supplier on your behalf.
Post-Occupancy Walkthrough
We don't wait for a problem to check in. Every project includes a scheduled post-occupancy walkthrough within 30 days of move-in, where we review how your space is performing under real-world use and address any early settling issues before they become bigger problems.

How are warranty terms determined for my project?
Because scope varies across ground-up construction, tenant improvements, commercial painting, and waterproofing, warranty terms are tailored according to the specific job type and stated clearly in writing in your contract before construction begins.
Does the warranty transfer if I sell the property?
Yes. Workmanship warranties transfer to a new property owner for the remainder of the agreed warranty term upon written notification to El-Lay Construction.
Are subcontractor-installed items covered under the same warranty?
Yes. Because El-Lay Construction holds the general contract, our workmanship warranty covers labor and installation performed by our vetted subcontractors, not just work performed directly by our own crews.
What if I made changes to the space after project completion?
Warranty coverage applies to the work as we delivered it. Alterations made after handover — by you, a tenant, or another contractor — aren't covered, and may affect coverage on adjacent original work if they interfere with it.
Is there a cost to file a warranty claim?
No. There is no charge to report an issue or to have us assess whether it falls under warranty.
